Because multi-family residences are fewer and farther-between, investors who choose to invest in these types of properties have less selection, and therefore often have to be flexible in their purchasing criteria * When evaluating the value of a single family home, you often have many, many other similar homes in the neighborhood to compare against to get an idea of how much the house is worth, how much income it can generate (i.e., how much you can get in rent), how quickly similar properties are selling for, etc.

I would say Wordpress, now I don't have a site (As a designer you know its hard to create anything for yourself and be content with it)But Wordpress can be very flexible with plugins,mods & just some time/patienceif you need some examples of sites that don't look like blogs but are powered by wordpress let me know (I don't want to get in trouble by posting it & I'm not spamming just helping a fellow Bp member :)By the way Justin, You have one great Wordpress Site I admit I'm very impressed since most RE sites on wordpress just seem to be thrown together with no real attention to detail.

They seem to be more flexible after the auction when the property is assigned to representing firm (Such as Hook Van Holms and others) but even then, they work by a stringent guideline.
