@Marty Howie Hi Marty...I'm currently working with a couple of other Canadians purchase here in San Diego and they are going the DSCR route and lender doesn't require having a local or US based bank account as a lot of times the banks used by the buyers are usually based both in Canada and US. 

Since we are total amateurs, we don't which way is better (either get a property for short term or invest that extra cash .Any help will be appreciated!

Investing in better class properties usually gives you a longer term tenant in general.

I think since the tax year still benefits from the 80% bonus depreciation, taking a few extra thousand in bonus isn't worth the risk of additional scrutiny by a tax court.

Do you usually ask tenants to sign a one year lease and then shift to month to month?

People think we just add in an extra few thousand for negotiating purposes?

Pedro charged $20/hour but we only needed him for a few hundred hours of work each year earning him approx $5,000-$7,000 extra per year
