They either protect the tenants or give the landlord the option to terminate the lease so long as proper notice is given.During your due diligence you should look over the leases and see what options they give you.I want to reiterate that a lot of your options are going to be dictated by local laws.

,First guess time, I would say the issuing party is at fault for failing to check permits, etc. unless local ordinances specifically dictate how the outside of the property is to be maintained during renovations.That said, if the contractor did their usual "work a little then disappear for a month", they may have committed the violation, but that may still leave you holding the bag.Did the dumpster get dropped off?

The level of scrutiny (underwriting income etc...) dictates the rate so a no income product will be less expensive than a full doc loan, but a recent LLC may trigger a denial because it's less than 2 years old.
