Of those you set aside you take a deeper look at the numbers and go from there.Once you understand what you need for a deal to make sense then you can submit an offer, once the offer is accepted you do the inspection, you make a counter offer based on repairs need, then either you close on the house or walk depending on how the numbers work.

I'd recommend digging deeper into that avenue and if you think you can manage it yourself, then go with that, or look for an investment firm or syndication that can keep you as a passive investor; allowing you to focus on your business.

that you need to post collateral to get it bonded, that's what I was told by my bonding agent a few months back, I asked him technicalities on liens from subs and me being a contractor against a client, but never got into details deeper since I wasn't that interested on it then.
