I would provide all the furnishings, (he already has the big appliances; washer, dryer, range, fridge), small appliances, linens, beds, couches, chairs, etc. 

I would need to furnish it totally beds, tables,  Sofa,chairs. 

We got all USA made couches and chairs.

Hi @Danny Daniel I agree with @Bill Jacobsen you should incorporate a 10% management fee even if you manage the property yourself.As far as purchasing the duplex and running the numbers it simply depends on your minimum deal standards.
