Technically they offered me payment when I meet them on Friday so it would not be right to give them notice now.I did tell her that if the check bounces there is $35 fee so she better not give me a bad check.

In some jurisdictions in the US they consider a post dated check an open contract and won't allow eviction proceedings to start until all the checks have been submitted and bounced

Whoever moved it obviously did not worry about doing it correctly@Alex Franks I understand where you are coming from but the idea that is bouncing around in my head is that the folks that couldn't normally afford to rent a 3/2 with a two stall garage and large lot on the edge of town would love to rent this for $150 or so below market rent.

It only happened a couple of times over 8 years, but we're talking deposits of around $20,000 - $25,000 (depending on the year, etc.) for the building with the 25 units I managed.The bank resolved everything, but I guess you might want to keep in mind the possibility of a deposit not crediting, and having to be reconciled - before you withdraw any amount that might cause some other payment to bounce.

there is no sale till you got a signature and security deposit (no personal cheques for security deposit or first moth rent, it might bounce and you already have someone living in your rental.
