That 100 front doors is a monumental accomplishment, considering I bought my first ever 1br 1bath six years ago in May of 2011 for $135,000.00 and accrued 10 total Condos and have sold my last condo and that money is sitting at the 1031 exchange holder to put into that 24 unit in Akron.

The reason the amount changes daily is you pay face value plus the interest that has accrued since the tax sale date.

Your net passive losses are accrued until you sell the property -- at which time you can take all of the accrued passive loss on your tax return.I wonder if you are really actively participating in the property management.

After I spoke to Eric and out of curiosity, I used the BP calculator, added in vacancy/repairs, and also included 8% for property management - still resulted with $170/mo cash flow.
