If you can buy a 3/2 and turn it into a 4/2 or 5/2, you can charge a SIGNIFICANT amount of rent more then you would be able to if you just kept it a 3/2 and made it look nice with vinyl or hardwood flooring, a brand new kitchen, a spruced up bathroom, and a new paint job.

The floor can be covered with gluedown vinyl plank - don't waste money ripping out the floor unless it's in poor shape.

We had to hire a plumbing company to completely excavate all underground sewage pipes and traps because of a PVC pipe that was shoved down the cleanout in the yard which backed up everything in the basement!

I also thought the floor was 18" ceramic tiles, I've never seen vinyl quite like that.Here's a black appliance kitchen of mine (forgive the funky panarama, I need to get an SLR with a superwide lens) Note the undercounter lighting, is very cheap now and makes a huge difference!

Maybe even look into some vinyl faux stone panels if they are cheaper so they don't stick outward from the wall / stairs.If you go too specific to a taste too it can turn someone off & have them think, 'well thats one thing I have to replace' that is not my style
