Hi, I recently converted my mom's old house into a rental property in Houston TX (Harris county and it’s somewhat near the gulf).

Many years ago ever Tom, Dick, Harry, and crack head Susy was setting up LLC and getting loans and defaulting, and the banks are trying to close the loop hole of fraud, and now they want a personal guarantee on all LLC deals.

However, I've begun to set my sights on larger multifamily deals (20 - 50 units).One of the resources that I've recently picked up to help educate myself on the apartment game is the "The Apartment Consultant eBook" by Peter Harris.

@Jarrett Harris - That was what I initially wanted to do but after about a year of looking for a multi unit in my area (Los Angeles) I couldn't find a deal that made sense financially.

@Alex Harris if you're going to enter into any real estate related contract with anyone, the National Assoc. of REALTOR's requires you to disclose that you are a REALTOR before entering that contract.
