Looking back, I would not have purchased the property any differently because I was getting a significant discount on the property.If a person was buying a more turnkey property with fully occupied tenants, it might be worth considering a background check on each current tenant (if legal) and or requesting that the landlord removes all tenants prior to the closing date.Inherited tenants can be good and can be bad, but typically the stories about inherited tenants are not favorable

The only thing is, I don't know if the population is large enough to consistently find potential renters and with a smaller population, I feel that certain factors like house price appreciation, rent price appreciation, and maybe vacancy wouldn't be in my favor.

Hi guys I’m a rookie at this and I have spoken to an agent before I make an offer tomorrow I want to cross my T’s and dot my i’s.. in the brrrr calculator I have a favorable report, however I want to make sure I’m inputing the data correctly, in the section that has where you put the cash option (& im using hard money) do I click the button and input cash purchase and then the refi after ?

I have also had clients report back favorably regarding Investors Bank.If a larger, personally used bank is more convenient to you then, by all means, use that.As for other now what moments this is a good time to review your operating agreement to make sure you understand its meaning, and that it contains the terms for your business that you want.

Generally not as favorable terms, unless you or your team have a lot of experience with that type of property and usually with much larger loans for maybe 100+ units to get institutional financing, but again, they will want to see some experience, liquidity, and net worth for that size of loan.The two teams I am involved with focus on new development of large multi-family and the other is purchasing RV Campgrounds.

Way too much markup and a lot of deals seem to be negotiated at the asking price of a property without even a favorable acquisition price before all the fees are considered.
