We certainly are not trying to hide anything, and we do have local property management caring for things.  

Not sure if Chicago is the same way, but I would not try to hide a purchase price from a friend/family member when any random person could spend 15 minutes or less figuring it out on their own.

The grass is no greener on the other side of the fence, it is just a different shade of green and you need to climb one heck of a big fence in order to get there, and then once you are far away from home invite the wolves hiding in the tall grass on the other side to come out and show you what shade it is.

It seems to me like the owner is not motivated to sell, or they have something to hide.

I'm guessing there's probably a title issue hiding in the woodwork.  

I already don't like the feeling of this as they're trying to hide things from me and bringing them up after they've signed the lease.

You can't flip a lot of properties and rely on a business plan to "hide" your from the wrath of the IRS.

Get very honest in your dealings, don't even try to hide something, give a true value for value received and ensure that those you deal with are fully informed.
