So, the medium term 30 - 90 days rental, usually described as for “traveling nurses” or ”educators sabbaticals”  fits the criteria of something different, or at least a different rental positioning than a LTR or STR.

STR, MTR, LTR (short, medium, long - term rentals) What you'll find, is that you'll start to learn a lot more information than what you're expecting and it may even change your perspective on REI.

Also be aware Sarasota County, which includes Venice, has a 30 day minimum for rentals so you are limited to medium and long term rentals.

Here's some data across 5,000 units in Chicago (obtained from pricelabs) for full time hosts that use no dynamic pricing vs low, medium and high.Going by averages, you are leaving about 20+% revenue on the table by using no dynamic pricing vs using a high level, like pricelabs.

I pivoted to medium term rentals last year when Air BNB bookings dried up.

I plan on refinancing my building and using the equity to rehab the apartments for medium or long term rental.
