He swore they were all month-to-month and implied there were leases at some point but they've been there "so long, it was many years ago".During the inspections, I had the 3/4 tenants fill out estoppal letters to verify their rent, their security deposit, and that they were month-to-month (they were).

I never imply I'm paying full price, I simply show that after taxes and interest earned will be their best option.Once they see the benefits, then move on to the price, never pay more than what the property is worth together with what you costs would be to take alternative financing and settlement costs.

I have come across articles that seem to imply that if the replacement property is in service as a rental for at least 2 years I won't be in violation of the 1031 exchange rules and avoid paying the taxes.
