@Erica Muller what has your experience been with a property manager/cleaner?

If this doesn't work I'll call in a carpet cleaner.  

The tenant attempted to clean the oil stain using a commercial cleaner, but was not successful.

A son of tenant(section 8) has been getting paid $100 per month from the previous owner to sweep and do the garbage duties once a week. but I found that he does garbage, but not sweep. also he accumulated LOTS OF HIS ...

So, you couldn't say the carpet has been damaged by $500 worth of damage, without having actually spent $500 in reasonable hourly rates for your labor and materials or hiring a cleaner, etc.I agree that you should hire a professional carpet cleaner.  

If I was to ever (God forbid lol) have a roommate again, I'd hire a house cleaner and include the cost in the rent.  

In the rare instance I have a one day turn, happened twice in 10 years, I offer to send in my cleaners while the current tenants are still there and cover the charge myself.  

A lot of the professional cleaners are scams. 

Then the cleaner to come in on Thur or Fri.

I would look to add value for this higher rent by allowing easier lease breaking, providing monthly cleaner ( also a way to keep eyes on the property) monthly home cooked meal in the home and a driver for one night a month.
