Acquisition: Upper $70's, and as for updates - "maybe" needs laminate floors in Kitchen, and perhaps some new cabinet (standard) doors to update.

I recently did an overhaul in my kitchen in my primary and it was fairly cheap, I painted the cabinets white, got a nice laminate countertop (granite lookalike) and just installed a glass mosiac tile, all in I am $650, and it looks amazing.

Anyways, we put 20k into renovations with all new kitchen cabinets, new vinyl plank flooring, new interior and exterior paint, all new bath vanities, toilets, new windows, new glass sliding doors, basically everything is new except the carpet. 

Then, I fell into repainting the kitchen cabinets last minute as they were just too beat up.

I went to chico state, my brother runs a cabinet shop in durham, & my mom owns a few rentals there.

I know I've gained a lot from your discussion.I was hoping that I could leverage you all to weigh in on another discussion too regarding kitchen cabinets and countertops.I've started the discussion here and greatly appreciate any additional insights you might have!

When it was bought, I put in 5k worth of rehab on interior items i.e. cabinets, carpets, etc.

Last week I had a seller remove upper cabinets to get an appraisal done, a few weeks ago I submitted a "freedom of information act" request for 100+ year old water records to combat a zoning mistake,  I have called/emailed/texted agents 20+ times to get a single appointment, you have no idea how much work goes into it.I did not use my license to take on clients until 18 months ago, and I can tell you it is so much more work than you can ever imagine.  

Maybe if you do everything yourself, but even that would be a stretch for just the materials (assuming decent wood cabinets and stone tops).
