There seemed to be confusion in that they wanted to buy multiple properties in multiple counties as a "package" for the project, but were having trouble fitting that in with their regulatory scheme, rather than one large investment, such as an office building.

she did the job we requested in the first place - provide us with an "as repaired" appraisal - and that did modify the value, however, she did not relent on the MS downgrade.I have all parties on my side, except the mind of the appraiser, but because of the regulatory changes in the past year, the bank's hands are a bit tied on this...I love my banker (she's a VP in the community bank where I do my business - they currently run about 7 branches, so they're medium in size). 

Loans do require regulatory compliance.

With a LLC you'd have to have the regulatory contact (or however your state terms it) be a 3rd party like a lawyer.

This is not why wholesalers don't want a license, it's because they would have to answer to regulatory agencies when they screw someone over.

@Kevin Siedlecki  I figured so just did not want OP running out and thinking he could start an eviction proceedings without first coming into title.this is one of those that needs a live body to check on status of property..

Having physical bodies in the unit does not end vacancy; getting the rent check does.

They do not understand the difference between law as it is written by a legislative body, versus case law which is created essentially at the discretion of judges.
