Good suggestion by @Al Pat, and another option I've also seen  if your accountant is not comfortable with the single tax return would be to actually purchase the property in a disregarded LLC with only one member - either husband or wife as the sole member. 

Yes, any court eviction should always be filed against the tenants "and all additional occupants" or "et al", a fancy Latin way of saying "and all others."

@Brian Sparr I'm looking at a few different ones, Huntsville AL, Clarksville TN, and Indianapolis IN.

I'm at the crossroads and have to decide today...I have a couple of properties in Birmingham area Alabama selected for a 1031 exchange, I have one or two more I can add and am in analysis paralysis between selecting in a nice neighborhood (different than my others) in Birmingham area or selecting in Huntsville (nice area too) - I have to try and make a choice sometime today or the weekend) - any advice or thoughts? 

Judging from the numbers only if this were in Alabama that would be a burned-out mess of a home that you would now be responsible for demolishing.
