Many days passed, and the tenant was having a barbecue in the backyard (with the dangerous tree), and a gardener and the PM showed up to trim the tree. 

Even if they spray a little paint on the trim or floors by accident it's not the end of the world, carpet gets replaced every 5 years anyways...Again though, these are not top of the line places, but the middle market as well so 40-50 years old and showing signs of age.

If it is standard size it should only be about 3 or 4 hours to replace door and trim, I have seen it done in under an hour.

Now he wants us to get 3 estimates and they will split the cost with us to trim the limb.

My wife and I just realized that we can afford another SFR if we trimmed down our car payments.  

Painting trim depends on how disgusting the tenants were, usually a semi gloss means they can be wiped down.

I painted the entire interior a really light gold yellow - almost white, with white trim.  

We were talking in another thread about painting a place gray with white trim and a red door!  

I have all tile floors, new baseboards and trim, new doors, new paint, new kitchen cabinets and new appliances. 

The green shrubs need a trimming.
