I specialized in multifamily properties, this has proven a rewarding niche because I mostly buy from investors that (the majority of the time) already have a property manager in place.

We have had three special assessments in the last year and I can't stand any of the people in the building.

My speciality is in-town Atlanta, Decatur, Tucker, Clarkston, Scottdale, etc.

Yes my firm, Kore Design Architecture, specializes in multifamily housing in and around Philadelphia.  

Some organizations have special groups who meet based on their niches (i.e. apartment building owners, mobile homes, etc).

So want to buy 10 SFR for cash and use that to supplement retirement and that is cool but I think the real weather builder is in multifamily and commercial real estate!

Such a special may not be sustainable.This ownership group bought in Killeen, but that doesn't necessarily mean you should buy in Killeen.
