Every time a guest has an issue, do something to improve it so that future guests don’t have that issue.

You can build all the upside you want into the owner carry loan but at the end of the day it all depends on them being able to perform in the future.

Here's some options I was considering:-put a down payment on a piece of land for a future home build for ourselves.

I still allocated that 10% property management expense just in case I choose to hire someone in the future.  

I am a high-wage earner (getting a W2 from a Fortune 500 company) with a substantial career growth potential in the future.

Phill flat out said the only reason he teaches isto network and find future deals.
