The way the law is worded about the military exemption is that you get to extend the 5 year rule up to an additional 10 years.I ended up owning real estate in neighborhoods where i didn't rent to military, even though there are bases here in Montgomery.

That removed most of the settling that had occurred.I would not expect framing damage to extend much past the wall around and below the windows,  but it just depends on how severe the moisture intrusion was and how long it went on, and also the age of the building is a factor as that may affect what types of wood and other materials were used,  different kinds of wood handle moisture and rot better than others.   

In cases where the house has been sitting pretty much abandoned for years, its not that big of a deal if you do not find an end buyer fast and you have to extend when the closing is. 

We then extended them an option to deposit rent at a local bank.We have already received rents from all but that problem tenant (some online and some at bank).

From what I've read, 100% bonus depreciation extends to units placed in service until 2023. 

Upon going to the city to get the permit, I went ahead and decided to pull all permits for work being done (things like a 2-door to 1-door garage conversion, with load-bearing wall removed, kitchen wall removal, new pantry created, turning the old pantry into a laundry room with new plumbing and a sink, extending a shower and tub into a 9' shower, and a lot of other stuff, including a lot of electrical changes like a new outlet and new light fixtures).

FHFA has currently extended all foreclosures through 1/31/2021 and I anticipate the Biden administration will extend again.

@Sharon Li you qualify, and service members are actually eligible to extend this exemption to 15 years, provided you're still in the military!

For existing tenants, you either don't extend their lease and they move out or increase their rent upon lease renewal and then ... they move out.
