I have good relationships with a couple local banks. 

These numbers seem to be excellent and want to get some feedback and see if I'm missing anything.

I  have already established working relationships with lenders, attorneys and accountants in the U.S.A., all the paperwork is already in place, and I have the capital ready to build a real estate portfolio, so the only remaining hurdle for me is to establish a banking relationship.Thanks for your help!

@Calvin Lipscomb No, needless to say it put a serious strain on the relationship.

The current tenants are all paying cash and I am sure that their relationship with the current landlord is a bit flimsy (ie. late payments). 

I'm a CPA, and I am looking for Grand Forks, North Dakota area investors to connect with and build relationships with. 

I have excellent credit (745) and can provide w2 and all the required documentation.

As was mentioned above - Relationship is key when it comes to real estate banking and financing - the ability to get a mortgage with a "phone call" is very helpful.

I found a template online for excel that I use to record my income and expenses and it has a section to track mileage and multiplies your mileage by whatever the allowable rate is for business travel ($0.535 cents last year).
