@Michael Anderson there are two main drivers.  1) Selling them individually would likely take much more time, and 2) tax implications (I would like to 1031 exchange into a MF property).

Become an Uber driver (that is what one of my newest clients did in order to qualify), start flipping properties, do some consulting work... 

Careful driver, we all can make a mistake, or get in a bad situation beyond our control on the road.

The closing attorney didn't ask who to deed the property to, just asked for my driver's license and assumed I'd be the grantor.

The renter pool is so much better here, and the real estate professionals and contractors are much more plentiful which allows you to be in the drivers seat a bit more. 

I don't think you can really ask someone to fill out a full application that will have a lot of personal information on it prior to showing a place.It will turn off a good tenant so I'd expect to only get the bottom of the barrel that would be happy to just send you their SS#, driver's license, bank account info, etc. without even seeing a place.Now I don't think it is unreasonable to do a little mini app with some basic questions and some of the screening methods mentioned above.

I would then put yourself in the drivers seat and lay out your terms for them staying with the other option being eviction.

Cant go wrong with Honda/Acura...even the drivers seat foam seems to never breakdown...Vivianne Salazar I commend your loyalty to a stick shift......I gave mine up....the 405 freeway broke my during rush hour...but I miss that 5-speed Acura.
