As a new to real estate investor I would recommend sticking to B and A class areas.

We need to band together to make these deals more profitable.

I want to be able to pick my future kid's from baseball and basketball practice, or band concerts.

@Kent Chu I'd say anywhere from B- and up.

Come up with alternative ways to vent your anger - stamp your foot, snap a rubber band on your wrist, snap your fingers, etc.

When I first read that metric, I was a bit shocked that retention was as high as it is and the band was as narrow as it is given how entrepreneurial your industry seems. 

You're clearly a master at this, I'm adding all of these tasks to my checklist (also adding a note to google agitator dogs, sounds like a cool band but I have a feeling that's not what they are)@Villy Ellinger I wish you were on Maui, I'd hire you in a heartbeat!

The city and any inspector will require this if you are doing that: you can call the city BandS dept : give them an address 4 doors down - say that you want to buy the home and thinking about putting in a window : "do I need structural plans for it and calculations?"
