They only stop owing rent once the lease ends or a new tenant is found.Section 91.006 of the Texas Property Code describes a "landlord's duty to mitigate damages."

@Kevin Tang I believe there’s currently a moratorium on issuing new STR permits there (until they determine new codes/restrictions).

And you ask to talk to the on duty planner.. show them the map.. then ask your questions.. they will then usually hand you the code for that zoning code that the parcel is in and you can read that. 

$800 a month for a 3/1 home in that zip code is way too low. 

Ultimately you need to pick one that is good for your income, career, real estate, and can provide you the answers you are looking for while building wealth through the tax code loopholes provided (all legally of course).

For me personally, I focus on up and coming areas rather than the hot zip codes that people are flocking to so instead of #1-5 in growth areas, maybe 6-10 is more reasonable for you.

We put in new floors and bring the water heater to code and fix all the immediate issue with the get the renter ready. 

Part of the problem is that you bought it just as COVID hit and the rules were altered "temporarily" until I think April 2022 at least.
