Paint - Fix wood damage and paint over existing painted surfaces.Consider vinyl over wood siding depending on price.Roofs - Make them a priority.

Hello,I am a homeowner and I wanted to get experienced realtor input on siding materials and how it relates to the future value of a home.We currently have a mixture of aluminum (overtop original shiplap wood siding) and vinyl (original to the addition on our house).

The vinyl siding on the outside has some holes and the roof is sagging, both of which may be contingencies for either financing or insurance.

Roofing question for apartment building with existing torchdown roof: Use TPO or PVC roofing?

I'm updating a powder room now, putting on a new garage door and opener and wrapping all of my exposed wood on the exterior with metal and new vinyl. 

For that level of house you should be closer to the $105 sqft cost to build.Vinyl siding, vinyl windows, LVT flooring, builder grade cabinets and granite.

VCT is so thin, you could probably lay down some luxury vinyl tile right over the top of it as long as the VCT is cleaned of any dirt, grime or wax and is secured.

Depends on the tenants and the area.My LTR rentals all have formica countertops and vinyl plank flooring.My high end Vrbo vacation rental has stainless appliances,  real hardwood floors and granite countertops.

Units across the street are same 2/1 renting for $850Recently had a lot of exterior upgrades (new roofs, new paint, new vinyl on gables, a couple units have new hvac units).

So instead of vinyl siding or brick, log-look veneer was installed, and some T&G cedar is tacked to the drywall inside.
