These units are all furnished, I don't want them removing my furniture etc.

I agree, it's a lot of work to change back and forth from furnished to unfurnished assuming you even have a place to store the furniture.

Part of my question (not previously asked) is how to have the property/building bundled with assets (furniture and equipment) of the LLC in the sale docs.

@Julie McCoy has a good idea, but I have a better idea.When one of your LTR tenants moves out, offer to buy all their furniture and appliances. 

If an STR isn't getting high occupancy, you can always repurpose it to a long-term furnished rental or dump the furniture and do a traditional unfurnished rental. 

Tenants told me yesterday that everything was gone from the apartment except the furniture and that they'd get that next Friday since they didn't have the money for a u-haul so I said ok(again trying to be nice).

You may be able to boot strap and source used furniture from craigslist, facebook, etc, but its still going to cost you a few grand at a minimum to get everything you need. and more like $5 or $6K to do it right with new furniture.

I called my most recent STR high end because it had 4 bedrooms, not my normal 2 bedroom, it had more square footage, higher end furniture, and it was on a river front. 

I'm worried about fire risks with baseboard heat, meaning that tenants would need to be knowledgable about drapes, bedding, furniture, etc being in close proximity to the baseboard units. 

Also don't make any promises to replace or repair, any of damaged items of the tenants, that is what renter's insurance is for,, you can suggest and help move furniture, and items , raise up with boards, or get to a higher location. to keep out of the water.
