Edit it to suit your needs then have it looked over by a real estate attorney.

Also, if you are not receiving the response volume and quality you are hoping for, how do you use that to edit the listing and/or the price?

Are their pics amateurishly edited?

I am not sure of any state or city specific documents, but I had one drafted up by the PM I was using at the time that I've used again with minor edits.
