A really smart guy named George Box said "All models are wrong, but some are useful" And to be honest, I'm not going to bother changing one of my full models to suit this unique situation; its more work and all I'd get out of it is fake internet points. 

Utilize all the resources you have on the internet, including but not limited to, BiggerPockets.

Issues with this:All the remotely controlled locks I have seen require wifi so I would either need to pay for internet connection OR require my tenants to let my door lock onto their networks. 

Questions 2:Suddenly I could not get in contact wither via emails, phones or facebook msg. to my tenants, so I leave a mail in their mailbox that rent is late, and to also please provide me with contact info.Next thing I get a notice from the renter that they do not have phone or internet, as they cannot afford it.

The creativity I think you could bring to this is simply avoiding expensive interior remodeling - just find a cheap space, fill it up with thrift-shop desks, get the very best internet (don't skimp on that :), and rent desks cheap!

I'd wager the previous tenants just never mentioned the issues and there was not a detailed walk-through prior to the current tenants moving in. 

In any event, there are a lot of options to sift through on the internet so just try and find someone who seems to offer the most transparency and sets thorough expectations up front. 

Internet search shows this program is used in NYC and nearby to help people transition into stable living arrangements. 

If they say a recession is to happen every decade and I believe we had the Internet stock bubble crash in 2000, a small recession in 2002 and a crash in 08.

I admire the tenacity but an internet search is not the way to answer a $7M question.
