Eviction Baltimore county, 2 questions on my mind
Questions 1:
Sadly I had to file for eviction on my tenant living in Baltimore county. One of the points you need to find out according to the eviction papers you need to file in court, is if they are active military. The issue is for me that you need the tenants SSN and birthday. I used mysmartmove and sadly I cannot access that info there, and tenant will not provide it to me. So what will happen when I turn up to the court, and I do not have that proof from the official "Servicemembers civil relief act" website.
Questions 2:
Suddenly I could not get in contact wither via emails, phones or facebook msg. to my tenants, so I leave a mail in their mailbox that rent is late, and to also please provide me with contact info.
Next thing I get a notice from the renter that they do not have phone or internet, as they cannot afford it. They now out of the blue inform me of 3 issues in the house out of the blue, raging from mold on basement rafters to waterbugs and a window that cannot open properly. I renovated the house for 2 months and never had any issues. I have worked with contractors and pest mgmt. company to fix these over the last 14 days. What issues will I meet in eviction court because of this. I am actively working on resolving the issues, but everything is delayed because all information to tenant has to be done by mail and the 24 hour notice.
I find out that they have not been running the dehumidifier in the basement causing mold on the rafters, and also found out they have a dog in the house without permission. So what will i face in court, and what should I prepare fore? I have receipts and and timeline for all the repairs I have been working on getting done. What are my pitfalls.
I really hope you can all help with some advise to a newbie in the real estate world.
