One lesson learned was that with a floor like that, even after trying to even it all out, it wasn't perfectly smooth and level, so the decision to use soft and floppy vinyl planking was a mistake.

You can really target just that market, likely to move, renters, income level, age, networth, etc.

I don't know if this is the right thing on a logical level, but just to give me peace of mind I would steer clear of this person.

Its reflected in Dodd-Frank, ADA, Fair Housing, local eviction laws, Etc - all of these came about because of a small group of people abused others to such an extreme level that the gov't swoops in and decides protections are needed and they go to the opposite extreme in their policies.

Help them to see that they could get a better return on this money than just sticking it in the bank and since your families go way back there is a higher level of trust than just lending to someone they’ve never met.
