You might be able to reduce the amount of recapture through capital investment (but these would be lease-hold improvements and may not be attributable to the Vendor/Lessor's tax situation).Up here (Canada), you would be all but guaranteed the CRA would flag it as an instalment sale.

I liked the previous signatures as I was able to include additional about myself in a very quick short form which made me stand out from others.

I'll be using non standard envelopes and cards to stand out a little more, and everything will be hand written (since it's so few)I'll be targeting absentee owners (non-landlord) and people behind on their taxes/ possibly mortgage.Thanks!
