My assumption is that he now has a stepped up basis and the proceeds from the sale could/should be tax free(Contact a CPA)There are no doubt quality markets to invest in his own backyard that will produce a much higher yield and give him the ability to monitor his portfolio

I use a third party service that gets applicants consent by email to run their report which is sent to me.Open houses can be a mess because if you have 30 people show up, it is difficult to monitor everyone and what they're doing while you're showing the property.

You'll probably need to send either (30) or (60) day Notice of change of Terms and/or Notice to Correct or Quit  and or Terminate.Does not sound like an ideal rental house from an investor perspective and your distance makes management and monitoring difficult.
