BP Community,My girlfriend and I are about to close on an SFR property that has a guest house that we plan on renting on Air Bnb and other sites (short - to - medium-term rental).

I've been using Baselane since January to manage short, medium, and long term rentals that I own, arbitrage, and property manage.

*This is the second post in Wilmington NC Market Data Thread*Wilmington is a medium sized coastal city positioned on the southeastern coastline of NC, and near the border of South Carolina, supporting a population of around 118,000 and employing about 61k people.Wilmington annual population growth rate is sitting around 0.77% which is solid, 2.33% growth since the 2020 Consensus has been recorded.

We have medium-term furnished rentals in Colorado Springs and Denver -- two condos and one SFH, and all of them do well for us. 

Key point here is that for small/medium sized real estate investors you will probably simply file taxes as pass through entities anyway so the LLC is not relevant to your tax situation, it is primarily for asset protection.You should talk to an asset protection attorney but bear in mind they will take the paranoid/extreme route.Creating an LLC for operating and managing is a common approach (we did that).

For a Medium -Term rental like this, it would be typical to have it furnished.

@James Carlson so if you do short term (30 days or less) just below the 200 day threshold and then do medium term the rest of the year, you still pay residential rates?

Fully equipped and I can also arrange scooter/car rental and airport pick up.Besides Airbnb/VRBO I cannot find digital nomads/work-from-home etc websites used by professionals that are looking for a Medium term leases outside the USA.Any ideas?
