But suddenly something in my head sparked and I been thinking about real estate for the past 3 months and went to defensive mode on money management and stayed conservative as much as possible.

Unless your business model is buying commercial properties and leasing them out and you need to leverage for more properties.

There are plenty of people who have jobs that require them to travel often or have jobs that have long commutes via multiple modes of transportation and still have a place they call home when the traveling is done.

The model is 70% to 80% ARV - rehab costs = max purchase price.

@ Charles, I am still in research mode and I am becoming more familiar with the houses i'm pulling comps for.

If you are looking to go passive, the turnkey model is probably a good thing to look in to.

So as I step up my REI knowledge up I now know that the house hacking model is the best option for me.  

I don't really see crowd sourcing being the right market, and without being able to have a one on one with investors I can't really show how my model is different and better than the other ones out there.
