On the one hand, I doubt anyone submits if extra cleaning charges are incurred or needed (whether owner pays them or passes on to guest): viz.

Prepayment penalties- usually 1-5 year terms.

We pay for the property taxes, the water and sewer bill, and usually do some sort of capital improvement to the property based on his rent each year.

You do but guess what, you don't' get that extra $100,000 back.

I'm also willing to contribute my time and skills if anyone is looking for an extra pair of hands -- just looking to learn from shadowing and practical experience. 

Instead, you'll have a higher number of unqualified leads... which is great for agents as this is future business... but... it doesn't usually help sell the unit.

Typically a lot of those properties get bought before May or the owners figure out ways to pay the back taxes.A lot of the properties at the actual auction usually aren't very desirable pieces of land.

@Michael R. they only offer it because they collect more in fees than they pay out, most all protection/warranty/insurance is a slow bleed, just save an extra $5000 for your reserves and don't pay it to Zillow.
