I went to my local realty shop and the kind woman in there showed me the values for houses in my town of Staten Island in NY.

it seemed like they were selling properties in Indianapolis but maybe prices got too high there or they got run out of town .I’ve heard good things about Memphis Invest , but haven’t looked into turnkey much .. most likely the cap rate is lower because the quality of the properties is likely better .  

So was wondering what people are doing in town.

I will be traveling some over the next few weeks myself, but I'm an investor, own a PM company and know a fair bit about town. 

I've contacted a few owners a little south of those towns in the Millville/Vineland area, as well as DE and Allentown, PA. 

However, It is by far the nicest place to live for 1550 a month in my home town and I am grateful for having gotten it.

She is an older woman that says she is going through a divorce and wants to move to my town so she can be close to her adult daughter. 

I have 15 years experience as a Project Manager building Multi- Family projects anywhere from 9 unit town homes, 200 mid rise projects, to 400 unit Garden Style developments on previously undeveloped land.

Currently, I am exploring in CA: Oakland, Pacifica, Sacramento, Vallejo; UT, TX.
