Regardless, the tenant has to post the unpaid rent amount with a court house (escrow account) before the judge entertains any complaints about withholding rent.

The Walton family (Wal-Mart) just invested millions of dollars on a few large projects in our downtown (hotel, apartments, theater/entertainment center) because they see the long term viability.

I would try cold calling these people and asking if they would entertain an LOI on anything.

The few banks that I've spoken with that will even entertain the topic, basically say that you and your wife should have separate finances to make this happen.
