NAR is also loosening their rules allowing brokerages now to have sites where they can display closed data without requiring users to fill in their contact info.  

They bundled high risk loans with low risk loans which resulted in an across-the-board instability of the properties used as surety for those loans.I don't see a crash per se but very few saw the last crash coming as well until the symptoms of bad bank behavior became visible.

Many people consider verbal offers binding, so your behavior could be considered unethical too.Just tell the seller what happened?

Thanks Michael, but when I hover my cursor over someones name it only displays their # of posts (as in 13 below) and their # of votes to the right of that (as in 12 below).

(Sold price is hidden on the screen, but they display square footage and price/sq ft, so....math.

I feel fortunate, it could be a lot worse, the place looked like it was lived in by people who just didn't care, but no malicious behavior (other than not paying) is involved.

We are very careful to prohibit behaviors not people.We can prohibit the act of smoking on the property, or at least inside.We don't prohibit people who identify as smokers from renting with us - we just tell them they can't smoke on the premises (however we define that) and then outline what the consequences of violating that policy will be. 

I hear over and over on Bigger Pockets about the over analyzation of a property- is what I'm displaying an over analyzation or am I just being very methodical an establishing a solid blueprint for future deals.

Do you think that behavior was typical of all tenants in that situation or more so those individuals?
