It was still difficult to get done.

The transfer of the asset, with the sub-to note and pending tenant option deposit will also be somewhat complex and perhaps difficult under a custodian managed self-directed IRA.  

Your transactions will not be as smooth as they would be with an agent that is doing 5 million a year in sales.That’s my biased opinion, but it comes from frustration of dealing with low volume agents that make life more difficult.

The program is robust and has everything you would need as far as printing checks, reports, P&L, balance sheets, etc.

ours is more in the 50 to 60%.. some builders can get 70 to 80 but that's one smaller balance deals were they just do 2 to 4 houses a year so the bank is not taking a huge leap.

I have gone through this before, and it is a delicate balance.

If the PM doesn't have the security deposit it becomes difficult for them to legally fulfill their obligations.

I didn't think it would be difficult to get everyone out, but there were 4 people living on one side all of whom I had to get out separately.
