Take a close look at the neighborhood – demographics, crime rates, and rental demand can significantly impact your investment.

My experience is the market for mobiles is somewhat limited to 2 demographics:1. people who have lived in mobile homes their entire life2. old people who are moving into a mobile home retirement park - you know, the ones with club houses pools, security guards, social halls  (I believe these to be one of the best places to invest - if you can find one that allows rentals)Sorry for not having a real great conclusion to this post - but hopefully this helps a little bit.

I do foresee a fall in single family/condos though as that demographic is more service industry, etc. who will have a tougher time. 

Better tenant demographic, less wear and tear, etc.

Out here in California (Bay Area), we have mild winters and summers and have experienced explosive economic and demographic growth such that predicting capex reserves is less significant than it is in the alternating snowy and humid Midwest. 

I was wondering if anyone knows any websites where you can search for city or town growth and demographic information, or is it easiest to just google search each different area?

I'm active duty navy, so we're aiming for a demographic we're familiar with.

Understand that until the last 10-20 years, the majority of the prospective tenant demographic was pretty poor and had little means.

I am wondering about average demographic and if the area in general is felt to be growing.
