Assuming higher end finishes e.g. granite countertops, SS appliances, hw floors throughout, and say 2000 sq feet to start out with to be expanded to 3000-3500 sq feet, what would the cost for a project like that look like?

Ask other flippers or your countertop contractor if they have any recommendations in your area.

With the exception of the property we recently sold, nothing in the comparable range has the amount of work or detail we have put into this particular property including an engineering report with $6,000 in warrantied foundation work, a new roof, completely replumbed under home replacing all cast iron piping, new electrical system installed, new flooring, new garage motors and doors and interior touches such as counter tops, backsplash, paint and finishes.  

It Has a fairly new roof, new HVAC IN 08, hardwood floors, custom kitchen cabinets, new countertops, updated bathrooms etc.

Then send the highest repair estimate to the RE Agent with your next offer and explain the new offer reflects the repairs and have the estimate reflect the gutting of the interior square footage (i.e. new carpets, flooring, interior wall painting, counter tops, cabinets, appliances, bathroom fixtures, stripping of the acoustic ceiling).

Do my rentals have granite countertops, double ovens and jacuzzi tubs, absolutely not.

Food everywhere on the countertop and sugar crystals from soft drinks everywhere.
