Plus, tenants like seeing some new technology since I'm in a market where property management is pretty far behind in technology.  

As it was mentioned the technology on them is improving and the efficiency could pay for itself over it's life.

There are generally some buyers fees associated - technology fee and buyers premium - so figure those into your buy price.

The other problem with expanding is the changing nature of technology and the market for products and services.

They look great (the technology has advance so much that people think they are real hardwood), they are very resilient, they are easy to install and maintain, they are waterproof (I had laminate in one rental and so had to change the entire flooring as it got ruin after a smal water accident; on the other hand, I install LVP in kitchens and bathrooms and never had an issue), etc. 

But you can definitely accelerate your learning curve with technology and hard work.
