I also used to work for big financial companies like Credit Suisse, etc.Really, the time you spend analyzing your stocks the right way and following the Quarterly and Yearly filings and results, you are pretty must spending more time than the amount of hours I spent on a single 2-Family Investment in my Brooklyn neighborhood which achieved a 150% yearly ROI over the 17 years it was held.On some of my past posts, I detailed out the Purchase, Renovations, Cash Flows and Sales Price of this Investment to arrive at the Annualized 150% yearly ROI (calculated by straight Interest formulas, not as a compounded rate of return).

A $200,000 duplex might have identical rents in municipality “A” and municipality “B” but the property tax rates will vary, local regulations will dictate licensing requirements, labor rates will vary &  the particular location will dictate insurance premiums since insurance carriers will weigh local replacement costs and whether the municipality is viewed as being a “plaintiff friendly” in arriving at insurance premiums.Better situated assets will attract better tenants.
