So I get the trying to protect those investors but one size does not fit all.I read through a few articles on this proposed law since posting this and just don’t see this as a benefit for those of us who finally got into this space and have begun building up our portfolios.

There are several companies out there that will do loans for up to 5 years and even for 20 to 30 years, which could be a better fit for your circumstances.

Is the logic to consult a lender first, then with that information determine what properties fit your numbers?

I know that you can fit at least three 3,000 sq feet homes with 3 cars garage easily. 

What are some questions I should ask to make sure the CPA is a good fit from a real estate investing perspective?

Well it sounds like syndication would be the best fit for you, but you're opposed to it for some reason.

At some point in our process, we'd be happy to connect you with investors who have over 25 properties with us and you can see if their process fits a need for you.
