That's why we invest...Go get'em...but, do it the right way out of the gate!

Now we're thinking we'd like to start with something that can generate additional income right out the gate and a broker friend suggested we look at some 2-4 unit multi-family properties instead, so that is the direction we've started to look in. 

What's great about the system I use is we don't need banks, hard money lenders, appraisers or any of those gate keeper!

So, I'm in a stable position as far as income, and not going to make rash decisions out of the gate.

Such as water parks, exterior insurance and maintenance, manned guard gates, sometimes cable and internet, usually water utility, sometimes a sundries shop and/or restaurant at the pool, etc.. they're expensive usually, but if you are marketing correctly, you should be able to go way beyond the cost of ownership. 

It should rent for about $1500 - $1700.My place is a 1800Sqft, single story, 4 bedroom, 3 car garage in a gate community in Las Vegas.

i dont generally see monthly hoa fees in okc unless you look at the gated neighborhoods or the townhomes and garden homes.  

As @Dana Whicker said, I think the market really seems to matter.  

And by the way, nice job hooking into a 12-pack right out of the gate.
