I think the point to take from this thread is that paying for coaching that is taught by a proven and active investor is worth while if the price is reasonable for the education and time invested by the educator and just as important, that this educator teaches ALL that is needed to know for the price, not just half or some of it, then expect to get paid more for the balance of the info.

I've never done direct mailing, but know a few who have and who've had some success at it (and as others have mentioned, even a minute % response rate is good, you only need to find one good or great deal to make a mailer worthwhile) Have you checked into buying lists?

And the few that are get bid up to probably 85%-90% of ARV (not enough margin to make it worth while).I figured this would be a more national problem though, because if homeowners had any equity in the property they would sell it on their own accord instead of allowing the property to be foreclosed upon.Are there many deals out there in other locations?
