I would start by getting involved in any networking virtual event the market you are looking to be and from there you will cross paths with someone who's either done what you are doing now or is in the same line of business. 

Investors can get a virtually unlimited source for more deals to flip or buy and hold.

If you spread too far then it gets counter productive because you have numerous PM's and too little local knowledge.Then I moved into my nicest and least profitable OS property and now manage them myself; they are all within an easy hour drive with virtually no traffic.You have a very long list of states and cities there you might try to narrow it down.

I would strongly recommend anyone looking into Section 8 contact your local PHA (the agency that administers the program in your county) and see if they have a class (likely a virtual one now if at all) that they give for landlords.
