remember your first home is not your forever home, it's your first rental so it doesn't need to be everything you want.look for homes where the bones are good, but cosmetically needs love. don't by pre 1960 if you can help it. you'll end up just having to replace all the guts like plumbing and electrical at some point. it's inevitable. look in areas where the path of growth is headed, but might not be currently. think 5 years out. look for resources like your local chamber of commerce to see what businesses are coming in and where. your city planning office should also be on your call list as they can help show where most permits are being pulled for development. follow the money. go to local investing meetups. crowdsource local knowledge and form meaningful relationships. those who've gone before you typically will help out and help you avoid the mistakes they've already made. onward.

Mohammed Milord How does everyone feel about using gap funding as a buy and hold investor?
26 March 2024 | 8 replies
Gap funding usually requires collateral and or pledging of other unrelated assets. i don't like leveraging those items and are typically a oxymoron because if you have those assets and dont have cash you essentially get into a leverage position you dont need to be in.having a asset that can be pledged for a gap loan without cash to me is kind of an oxymoron in itself just my opinion.

I do a lot of Condo Associations and I'm having more and more trouble with having companies having to cover such a big property amount in say an acres or 2 of land mass.2. have no idea3. not sure about regulatory barriers because there have been plans done through employers or associations where they'll give a specific discount, let's say 5% overall to the employees they can write but that being said those clients typically don't live right next to each other, have the same age/style/value of home and they still have underwriting guidelines they have to go through that can generate rate or every deny the coverage. That help at all?
