Hey I’m a new/novice investor located in the Minneapolis/Twin Cities metro area.

Location is key even block by block in many areas.

More affordable properties may cash flow well but take longer to scale.Rental rates in your market: Locations with higher rents (e.g. $2k/month) will require fewer properties than areas with lower rent (e.g. $800/month).

If we bought another house the mortgage would be low 7% interest and on a 350k-385k home our mortgage would be about 3 thousand (Anything cheaper is a less desirable location or unlivable).

The question is what kind of tenant's are attracted to your location?

We were not immune as we lost about 20 units, but they were either owners with unreal expectations and/or underperforming units due to not being well located/renovated/lacking amenities etc. 

@Brendan M BrownRochester can be a little weird with locations, so you'll want to be mindful of your target tenants with the sub 150k duplexes.  

@Alejandro Ferrer you can have thermostats that limit the temperature the heat can be set to but where are you located that you think they can turn the heat off when they aren't home? 

It takes time to understand a local market, what people want and where they want to be located.
